Project Description
The applicant requests Design Review approval to construct a new 116 square foot second story deck and an exterior spiral staircase on a developed lot in Novato. The proposed development would not result in an increase of the existing floor area ratio of 24 percent on the 11,325 square foot lot. It appears the proposed deck and exterior spiral staircase would reach a maximum height of 11 feet above surrounding grade and would have the following setbacks: 63 feet, 5 inches from the northwestern front property line; 36 feet, 3 inches from the northeastern side property line; 6 feet from the southwestern side property line; over 100 feet from the southeastern rear property line. Various site improvements would also be entailed in the proposed development, including interior remodel.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project is located within a Planned zoning district and the proposed development does not meet exemption criteria.
