Project Description
The applicant requests Design Review approval to construct a 2,129-square-foot addition and to increase the height of an existing residence located in the unincorporated community of Black Point. The 2,129 square foot addition would result in a building area of 5,825 square feet, a floor area of 5,285 square feet, and a floor area ratio of nine percent on the 61,855 square foot lot. The proposed addition would reach a maximum height of 33 feet above the surrounding grade and the exterior walls of the addition would have the following setbacks: 31 feet, 9 inches from the northern front property line; 99 feet from the eastern side property line; 51 feet, 4 inches from the western side property line; and more than 100 feet from the southern rear property line. Various site improvements would also be entailed in the proposed development, including new upper and lower wrap-around decks, a new trellis, and a greenhouse area.
Design Review approval is required pursuant to Section 22.42.020.B because development on the subject would result in more than 3,500 square feet of floor area, and the height of the primary residence would be greater than 30 feet above the surrounding grade.
