Project Description
The applicant requests Design Review approval to construct two new attached accessory structures on a developed lot located in the unincorporated area of Mill Valley: a 195-square-foot second-story deck with a built-in barbeque and an 88-square-foot exterior stairway. The 283 square feet of proposed development would not result in an increase to the floor area ratio on the 11,922 square foot lot. The proposed maximum height and minimum setbacks of both the deck and stairway cannot be determined from the submitted application materials. The proposed development also includes several site improvements, such as replacing the railing system for a first-story deck, reconfiguring the fenestration on the southern elevation of the residence to accommodate the new second-story deck, and removing certain existing features, among them a 116-square-foot second-story deck, a 90-square-foot exterior stairway, barbecue, and a hot tub.
Design Review approval is required pursuant to Section 22.42.020(A) of the Marin County Development Code because the property is in a planned zoning district.
