Project Description
The applicant requests Design Review approval to install (after the fact) a 119 square foot detached accessory structure (e.g., shed) with an attached deck on a developed lot in Mill Valley. The proposed development would result in a floor area ratio of 22 percent on the 8,049 square foot lot. The detached accessory structure would reach a maximum height of 12 feet, 10 ¾ inches above surrounding grade and the exterior walls would have the following setbacks: 0 feet from the eastern front property line, 19 feet, 1 inch from the northern street side property line, 33 feet, 11 inches from the southern side property line, and 76 feet, 6 inches from the western rear property line.
Design Review approval is required pursuant to Marin County Code Section 22.20.090.C.1.b because the project entails constructing a detached accessory structure within a minimum required setback.
