Project Description

The applicant requests Design Review approval to construct a 170 square foot lower-level addition and a 157 square foot upper-level addition, and a new deck on a developed lot in Mill Valley. It appears the 411 square feet of proposed development would result in a floor area ratio of 4 percent on the 88,862 square foot lot. It appears the proposed additions would reach a maximum height of 22.5 feet above surrounding grade and the exterior walls would have the following setbacks: over 125 feet from the northern front property line; 61 feet from the western side property line; 103 feet, 11 inches from the eastern side property line; over 100 feet from the southern rear property line. An interior remodel is also proposed.

Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project entails construction on a property in a Planned zoning district that is not exempt from Design Review.
