Project Description

The applicant requests Coastal Permit approval to demolish an existing 1,511 square-foot single-family home and construct a 3,587 square-foot single-family residence with a 622 square-foot garage on a previously developed property in Bolinas. The project also entails demolishing a 719 square-foot detached accessory structure (“guest house”) and construct a 755 square-foot detached accessory structure (“guest house”).

The project would result in a total floor area of 4,424 square feet, a total building area of 5,522, and floor area ratio of 4.8 percent on the 91,991 square-foot lot.

The proposed new single-family residence would reach a maximum height of 22.1 feet above surrounding grade and the exterior walls would have the following setbacks: 64 feet, four inches from the southern front property line; 24 feet, six inches from the northern side property line; 150 feet from the eastern side property line; 118 feet, seven inches from the northeastern rear property line.

The proposed new guest house would reach a maximum height of 20 feet, 11 inches above surrounding grade and the exterior walls would have the following setbacks: more than 150 feet from the southern front property line; four feet, eight inches from the norther side property line; and 10 feet, 11 inches from the northeastern rear property line.

Various site improvements would also be entailed in the proposed development, including decks attached to the new single-family residence and new guest house, and a new septic system.

Coastal Permit approval is required pursuant to the Marin County Coastal Zoning Code Section 20.68.030 because the project entails proposed development in the Coastal zone not otherwise exempt from a Coastal Development Permit.
