Project Description

The applicant requests Design Review approval to construct a new 120 square-foot detached accessory structure (studio) on a lot developed with a single-family residence in unincorporated Mill Valley. The 120 square feet of proposed development would result in a floor area of 2,792 square feet and floor area ratio of 55 percent on the 6,800 square-foot lot. The proposed building would reach a maximum height of 22 feet above surrounding grade and the exterior walls would have the following setbacks: 15 feet from the western front property line; ten feet, two inches from the northern side property line; 43 feet from the southern side property line; 32 feet, nine inches from the eastern rear property line.

Design Review approval is required pursuant to Marin County Code Section 22.20.060.F.2 because the project entails a detached accessory structure that exceeds the 15-foot height limit allowable under the governing RSP (Residential, Single-family, Planned) zoning district.
