Project Description

The applicant requests Coastal Permit approval to retroactively authorize the construction of a 150 square-foot detached accessory structure (guest house) and the conversion of approximately 295 square-feet of building area into floor area of an existing 1,469 square-foot residence. The 445 square feet of proposed development would result in a floor area of 1,914 and a floor area ratio of 15 percent on the 12,638 square-foot lot.

The proposed detach accessory structure (guest house) would reach a maximum height of 10 feet above surrounding grade and the exterior walls would have the following setbacks: 0.61 inches from the eastern front property line; 18 feet from the northeastern side property line; and more than 100 feet from the western rear property line.

Coastal Permit approval is required pursuant to Marin County Local Coastal Program Implementation Plan Section 22.68.060.M because the project entails development that is not otherwise exempt from coastal permit requirements.
