Project Description

The applicant requests Design Review approval to construct a new 4,269 square-foot single family residence and a 546 square-foot attached garage on a vacant lot in San Anselmo. The proposed development would result in building area of 5,024 square feet, a floor area of 4,269 square feet and a floor area ratio of 25 percent on the 19,913 square-foot lot. The proposed building would reach a maximum height of 23 feet, eight inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet, 1 ½ inches from the front property line; 10 feet from the western side property line; 10 feet, 1 ½ inches from the eastern side property line; and 89 feet, seven inches from the northern rear property line. Various site improvements would also be entailed in the proposed development, including a new six-foot tall fence and hardscape improvements.

Design Review approval is required pursuant to Marin County Development Code Section 22.42.020.B because the project entails more than 3,500 square feet of floor area.
