Project Description
The applicant is requesting Master Sign Program approval for signs associated with the sale of individual lots in a residential subdivision. All signs include the wording “Legacy at Lucas Valley” at the top and include a gold, black and white color scheme. A total of 26 signs are proposed and include six sign types described below:
- Sign Type A: One double sided directional sign at APN 164-650-27, 20 square feet, 48” x 60”, 2 feet from rear property line. White lettering 3” and 4” stating “Right on Las Gallinas to Erin Drive LegacyMarin.com” and “Back to Las Gallinas to Erin Drive LegacyMarin.com”
- Sign Type B: One double sided project sign, exactly location unknown, 13.9 square feet, 40” x 50”, 2 feet from unknown property line. White lettering 2.5” stating “28 Luxury homes Open Wed-Sun 10-6 LegacyMarin.com” and “Thanks for Visiting LegacyMarin.com”. Gold lettering 1.25” listing the sales phone number and QR code.
- Sign Type C: One double sided parking sign appears to be on APN: 164-650-02, 2.67 square feet, 24” x 16”, 2 feet from front property line. White lettering 2.5” stating “Parking” and “Exit” with directional arrows.
- Sign Type D: One double sided visitor center sign at APN 164-650-03, 8.33 square feet, 40” x 30”, and 2 feet from front property line. White lettering 3.5” stating “Visitor Center” and “Thank you for Visiting”.
- Sign Type E: One model tour sign at APN 164-650-02, 2.67 square feet, 16” x 24”, and 4 feet from side property line. White lettering 2.5” stating “Model Tour” with directional arrow and QR code.
- Sign Type F: 21 induvial lot signs, 2.1 square feet, 15” x 20”, and 2 feet from front property line. White lettering 3.5” with the lot number and 1” white lettering stating the specifications regarding the home on the lot and gold QR code.
The proposed signs would be removed within 7 days of escrow closing on the last home sold.
Master Sign Program approval is required because multiple signs are proposed.
