Project Description

The applicant requests Design Review approval to amend the 1495 San Antonio Road LLC Design Review and Tree Removal (P2645) application that was approved on August 10, 2020. The 1495 San Antonio Road LLC Design Review and Tree Removal application authorized the following: (1) a new 3,090-square-foot primary residence, (2) a 400-square-foot detached accessory structure, (3) the removal of 24 protected trees, and (4) a remodel of an existing 2,457 square foot residence into one accessory dwelling unit and two studios. The amendment proposes to change the size, shape, and location of the primary residence and proposes a reduction in the amount of tree removal as described below.

This Design Review amendment proposes a 3,064-square-foot two-story primary residence on a developed lot located in an unincorporated area of Petaluma. The new primary residence would reach a maximum height of 24 feet, five inches above the surrounding grade, and the exterior walls of the residence would be set back more than 250 feet from all property lines. The proposed development would result in a building area of 5,921 square feet, a floor area of 5,921 square feet, and a floor area ratio of 1.4 percent on the 8,342,611-square-foot lot. The proposed amendment would result in the removal of 50 trees, including 21 trees of a protected size and eight trees of a heritage size as determined by the tree’s diameter at breast height (DBH).

Design Review approval is required because the project entails development that contains more than 3,500 square feet of floor area as outlined in Section 22.42.020.B of the Marin County Code. Additionally, the applicant requests Tree Removal Permit approval to remove a total of 13 trees that are subject to a Tree Removal Permit pursuant to Section 22.62.020 of the Marin County Code.
