Project Description

The applicant requests Design Review approval to construct a new detached accessory structure (a terrace) of approximately 1,000 square feet on a developed lot in an unincorporated area of Mill Valley (the community of Strawberry). The approximately 1,000 square feet of proposed development would not result in an increase in the floor area ratio on the 8,551-square-foot lot. The tallest exposed wall face of the terrace would reach a maximum height of 10 feet above surrounding grade, and the terrace would maintain the following setbacks: 77 feet from the northern front property line; 10 feet from the eastern side property line; 14 feet from the western side property line; and 10 feet from the southern rear property line. The proposed development would also include additional site improvements, including a walkway and steps, railings, and landscaping.

Design Review approval is required in accordance with the following regulations and land use plan: (1) the project includes development in a Planned Zoning District that is otherwise not exempt from the requirement to obtain Design Review approval pursuant to Marin County Code Section 22.42.020(A); and (2) the Strawberry Vista Development Plan (Marin County Planning Commission Resolution No.4172) stipulates that development on each lot in the Strawberry Vista subdivision is subject to Design Review approval.
