Project Description
The applicant requests Design Review approval to demolish an existing 2,357 square foot residence and construct a new 3,068 square foot residence (and attached accessory dwelling unit) with an attached garage and associated decks on a lot developed in Mill Valley. The 3,606 square feet of proposed building area would result in a floor area ratio of 37.7 percent on the 10,290 square foot lot. The proposed building appears to reach a maximum height of 36.04 feet above surrounding grade and would maintain the following distance from property lines: 15 feet, 8 inches from the western property line, 15 feet, 8 inches from the eastern property line, 70 feet, 11 inches from the southern property line, and 15 feet, 1 inch from the northern property line. Other improvements associated with the development include an 800 square-foot attached accessory dwelling unit that would account for 7.7-percent of the proposed site floor area, retaining walls, driveway resurfacing and a flagstone patio.
Design Review approval is required pursuant to Section 22.42.020.D-Substandard Building Sites and Section 22.20.060(E)(2)-Exceptions to Height Limits-Dwellings of the Marin County Development Code (Title 22).
