Project Description
The applicant requests Design Review approval to construct an exterior staircase on a developed lot in Mill Valley. The proposed development would not result in an increase in the existing floor area ratio of 30 percent on the 9,465 square foot lot. The exterior staircase would reach a maximum height of 12 feet, 6 inches and would have the following setbacks: 53 feet from the northern front property line, 7 feet, 4 inches from the western side property line, 60 feet from the eastern side property line, and 36 feet from the southern rear property line. A new exterior door is also proposed.
Design Review approval is required pursuant to Marin County Code Chapter22.42 because the subject property is located within a Planned zoning district and the proposed development does not meet Design Review exemption criteria.
