Project Description

The applicant requests Design Review approval to construct a 361-square-foot upper-level addition to an existing residence located in the unincorporated community of Bel Marin Keys. The 361 square feet of proposed development would result in a building area of 2,967 square feet, a floor area of 2,531 square feet, and a floor area ratio of 23 percent on the 11,250 square foot lot. The proposed addition would reach a maximum height of 24 feet, 10 inches above the surrounding grade and the exterior walls would have the following setbacks: 36 feet from the western front property line; 7 feet, 9 inches from the northern side property line; 37 feet from the southern side property line; and 120 feet from the eastern rear property line. Various site improvements would also be entailed in the proposed development, including renovations to the front entryway and alterations to the roof, siding, and some windows.

Design Review approval is required pursuant to Section 22.42.020.A of the Marin County Development Code because the project proposes an addition to a residence located in a planned zoning district.
