The applicant requests Coastal Permit and Design Review application to construct a new 3,400 square foot house and a 540 square foot attached garage on a vacant lot in Inverness. The new residence would consist of 3,940 square feet of total building area and 3,400 square feet of total floor area, which would result in a floor area ratio of 7 percent on the 44,383 square foot lot. The proposed building would reach a height of 25 feet above surrounding grade and the exterior walls would have the following setbacks: 8 feet 6 inches from the eastern front property line; 10 feet from the northern side property line; more than 100 feet from the southern side property line; 83 feet from the western rear property line. Various site improvements would also be entailed in the proposed development, including installation of a driveway, septic system, propane tank and landscaping.
Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.055i because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to interim Marin County Code Section 22.82i because the project site is located in a planned zoning district.
