The applicant requests Coastal Permit and Design Review approval to construct a new 671 square foot accessory structure on a developed lot in Inverness. The 671 square feet of proposed development would result in an overall floor area ratio of 8.3 percent on the 45,728 square foot lot.
The proposed building would reach a maximum height of 14 feet above surrounding grade and the exterior walls would have the following setbacks: 13 feet from the southern front property line; 20 feet from the eastern side property line; 160 feet from the northern rear property line.
Various site improvements would also be entailed in the proposed development, including the construction of a new septic system. The proposed system would have the following setbacks: 15 feet from the eastern side property line; 39 feet from the northern rear property line.
Coastal Permit approval is required pursuant to Marin County Code Section 22.56.055I because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to Marin County Code Section 22.82I because the project site is located in a planned zoning district.
