The applicant requests Design Review and Coastal Permit approval for the conversion of a 300 square-foot barn into a guest cottage, and the construction of a 60 square-foot tool/garden shed that will be attached to the guest cottage. The existing building area and floor area is 2,400 square feet. The proposed development would result in a building area and floor area of 2,460 square foot. Therefore, the proposed development would result in a floor area ratio of 1.7 percent on the 143,844 square-foot lot. The proposed building would reach a maximum height of 13 feet above surrounding grade and would have the following distances from the property lines: 20 feet from the eastern side property line; 35 feet from the northern front property line; greater than 100 feet from the western side property line; and greater than 100 feet from the southern rear property line.
