Project Description

The applicant requests Design Review and Coastal Permit approval to construct a new detached 660 square foot garage on an improved lot with an existing 1,355 square foot single family residence in Inverness. The floor area will remain unchanged. Therefore, the floor area ratio would remain at 0.05 percent on the 26,600 square foot lot. The proposed development would reach a maximum height of 14 feet and would have the following setbacks: 81 feet from the northern property line, 31 feet from the eastern property line, 6 feet from the southern property line, greater than 100 feet from the western property line.

Design Review approval is required because the project is in planned zoning district. Coastal Permit approval is required because it is in the coastal zone.
