The applicant requests Coastal Permit and Design Review approval to demolish a 400 square foot carport, construct a new 593 square foot carport, and add a 434 square foot garage addition to an existing 196 square foot accessory structure on a developed lot in Inverness.
The 1,027 square feet of proposed development would result in an overall floor area ratio of 2.4 percent on the 174,676 square foot lot.
The proposed carport would reach a maximum height of 13 feet, 2 inches above surrounding grade and the exterior walls would have the following setbacks: 20 feet from the northern front property line; 48 feet from the western side property line; more than 200 feet from the eastern side property line; 275 feet from the southern rear property line.
The proposed garage addition to the existing accessory structure would reach a maximum height of 15 feet, 7 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the northern front property line; more than 120 feet from the western side property line; 220 feet from the eastern side property line; 275 feet from the southern rear property line.
Coastal Permit approval is required pursuant to Marin County Code Section 22.56.055I because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to Marin County Code Section 22.82I because the project site is located in a planned zoning district.
