Project Description

The applicant requests Coastal Permit and Design Review approval to construct a new 1,990 square foot single-family dwelling on a vacant lot in Inverness. The 1,990 square feet of proposed development would result in a floor area ratio of .75 percent on the 264,409 square foot lot. The proposed building would reach a maximum height of 17 feet, 10 inches above surrounding grade and the exterior walls would have the following setbacks: 318 feet from the southern front property line; 34 feet from the eastern side property line; 122 feet from the western side property line; 145 feet from the northern rear property line. Various site improvements would also be entailed in the proposed development, including the development of a driveway and hammerhead turnaround, a new septic system, and installation of a 5,000-gallon water tank.

Coastal Permit approval is required pursuant to Marin County Code Section 22.56.055I because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to Marin County Code Section 22.82I because the project site is located in a planned zoning district.
