Project Description

The applicant requests Design Review approval to construct a new 500 square foot addition on a lot developed with a single-family dwelling in Marshall. The 500 square feet of proposed development would result in a floor area ratio of six percent on the 36,670 square foot lot. The proposed addition would reach a maximum height of 23 feet, 5 inches above surrounding grade and the exterior walls would have the following setbacks: over 100 feet from the southern front property line; 66 feet, 1 inch from the western side property line; over 100 feet from the eastern side property line; 50 feet, 8 inches from the northern rear property line. Various site improvements would also be entailed in the proposed development, including a new trellis, a new wall, minor interior remodel of the existing residence and new doors/windows.

Design Review approval is required pursuant to Marin County Local Coastal Program, Implementation Plan, Section 22.62.060, Table 5-1-c because the project entails constructing an addition to a single-family residence in a C-ARP (Coastal Agriculture Residential Planned) district.
