The applicant requests Coastal Permit and Design Review approval to demolish an existing 750 square-foot detached accessory dwelling unit and a 252 square-foot deck, and construct 987 square feet of additions to an existing single-family residence and a 544 square-foot deck on an 86,524 square-foot lot in Inverness. The proposed development would have a building area of 4,559 square feet and a floor area of 4,183 square feet, resulting in a floor area of 4.8 percent. The proposed addition would reach a maximum height of 21 feet above surrounding grade and is proposed to be located approximately 62 feet from the western front property line; more than 100 feet from the southwesterly side property line, more than 100 feet from the eastern side property line, and more than 100 feet from the southern rear property line.
Design Review is required because the project is in a planned zoning district. Upon preliminary review, this project tentatively qualifies for Coastal Permit Exclusion because the addition to the single-family residence does not result in an increase of more than 50 percent of the floor area of the dwelling before the addition, or 1,000 square feet per Categorical Exclusion Order E-82-6.
