The applicant is proposing to do the following work on an approximately 2-acre lot in Inverness:
- Construction of 987 square feet of new additions and an attached deck to an existing 3,754 square-foot single-family residence. The proposed residential addition would reach a maximum height of 21 feet above surrounding grade and would be located approximately 62 feet from the western front property line; more than 100 feet from the southwesterly side property line, more than 100 feet from the eastern side property line, and more than 100 feet from the southern rear property line;
- Demolition of an existing 750 square-foot detached accessory dwelling unit;
- Construction of 192 square feet of additions and an attached deck to an existing 544 square-foot detached accessory structure (garage and carport). The proposed addition to the detached accessory structure would reach a maximum height of 15 feet above surrounding grade and would be located approximately more than 100 feet from the western front, eastern side, and southwesterly side property lines; and approximately 77 feet from the southern rear property line.
The proposed development would result a building area of 4,559 square feet and a floor area of 4,183 square feet, resulting in a floor area of 4.8 percent.
Design Review is required because the project is in a planned zoning district. The project is exempt from a Coastal Permit and qualifies for Coastal Permit Exclusion because the addition to the single-family residence does not result in an increase of more than 50 percent of the floor area of the dwelling before the addition, or 1,000 square feet per Categorical Exclusion Order E-82-6.
