The applicant is requesting a Coastal Permit and Design Review to demolish an existing two-story 2789-square-foot residence, and to replace it with a new main residence, a detached guest house, and a detached garage. The proposed buildings would result on a total building area of 2,788 square feet, a floor area of 2,248 square feet, and a floor area ratio of 11.6 percent of the 19,248 square feet of dry land lot area. None of the buildings would exceed a 15-foot height above grade and the exterior walls would have the following minimum setbacks: 82 feet from the northern front property line; six feet from the eastern side property line; three feet from the western side property line; and approximately 81 feet from the shoreline of Tomales Bay. Other proposed improvements include a septic system and minor site improvements. The existing 2,793 square feet of lot coverage would be increased by 1,914 square feet to a total of 3,810 square feet of lot coverage and the project would entail approximately 100 cubic yards of grading and 10 cubic yards of off-hauled soil. Vegetation removal would be minimal and proposed landscaping includes planning coast live oaks, buckeye, and other native trees and shrubs.
In accordance with Interim Marin County Code Section 22.56.040I, Coastal Permit approval is required because the project proposes improvements that require Design Review, pursuant to Interim Marin County Code Section 22.82.020I.
