Project Description

The applicant is requesting approval to restore and retain three existing residential structures, demolish two residential structures, and construct a new single-family residence on the 6.04 acre property. The proposed single-family residence would consist of a 25 foot tall, two-story structure comprised of 3,993 square feet of floor area and 4,481 square feet of building area. When combined with the existing structures on the property (to be retained), the total proposed floor area is 7,619 square-feet, for a floor area ratio of 3% and a total building area of 8,544 square-feet. With regard to access, the existing dirt driveway is proposed to be improved, and a new emergency vehicle turnaround is proposed to be constructed. In addition, a new domestic well and septic system are proposed to be installed on the property, and the existing septic tanks and leach fields abandoned and/or capped. Further, per the application, twenty trees, the majority of which are Bishop pine trees, would need to be removed to facilitate construction of the project. An additional 30 Bishop pines are proposed for removal due to their poor health and structure, their age, and/or their state of decline. More than 400 trees on the property are proposed to be retained.

Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.055i because the project entails the construction of a structure and site improvements located in a Coastal zoning district. Use Permit approval is required pursuant interim Marin County Code Section 22.70.030i because the project includes construction of an accessory structure over 15 feet in height. Design Review approval is required pursuant to interim Marin County Code Section 22.82i because the project site is located in a planned zoning district.
