Project Description

The applicant requests Coastal Permit approval to install a new septic system and use a 796- square-foot detached accessory structure as an accessory dwelling unit on a lot developed with a single-family residence in Point Reyes Station. The 796 square feet of development would result in a total site floor area of 5.66-percent on the 46,992-square-foot lot. The detached accessory structure reaches a maximum height of 14.25 feet from surrounding grade and maintains the following setbacks from property lines: 53 feet from the north, side property line, 56 feet from the south, side property line, and over 100 feet from the east, rear and west, front property lines.

In accordance with Section 22.68.060 of the Marin County Local Coastal Program-Implementation Plan, the proposed project entails development and uses subject to Coastal Permit approval.
