The applicant requests Variance, Design Review and Tidelands Permit approvals to raise the existing single-family residence and boat dock by three feet, and modify the existing wooden decks and associated stairs and landings to accommodate the new building height in a developed lot in Inverness. The proposed development would not change the existing floor area ratio of 14.2 percent or existing setbacks. Other site improvements entailed in the proposed development include tree removal (remove 5 Monterey Pines), remove and replace existing wooden fence, install three electric vehicle charging stations, and other general site improvements. The property is within the California Coastal Commission permitting jurisdiction.
In accordance with the Marin County Interim Development Code Section 22.86.025I(2), a Variance is required because the project would exceed the maximum height limit of twenty-five feet prescribed by Section 22.57.086I(2)(e) of the Marin County Interim Development Code; Tidelands Permit pursuant to Section 22.77.015I of Marin County Interim Development Code is required because the project seeks to excavate in tideland areas of the coastal zone as defined by the Coastal Act of 1976; and Design Review approval is required because the project proposes improvements that require design review, pursuant to Interim Marin County Code Section 22.82.020I.
