Project Description

The applicant requests Coastal Permit and Design Review approval for the following improvements: (1) construct 399.66 square feet of additions to an existing single family residence; (2) construct 144.8 square feet of additions to an existing detached accessory structure (office/guest house); (3) construct a new, 396-square-foot detached accessory structure (greenhouse); (4) construct a new, 957.5-square-foot detached accessory structure (studio); (5) install a 12,000 gallon water storage tank; and (6) expand an existing septic system on a lot developed with a 1,142-square-foot single family residence in Inverness. The 2,277.96 square feet of proposed development would result in a floor area ratio of 3.2 percent on the proposed 100,947 square foot lot. (The applicant has applied for an owner-initiated merger to merge lots 112-112-02 and 112-112-03 into one lot.)

The proposed additions and buildings would reach the following maximum heights above surrounding grade: (1) single family additions-15 feet; (2) detached accessory structure additions (office/guest house)-16 feet; and (3) new detached accessory structures: greenhouse-12 feet; carport-11 feet; and studio-13 feet, 6 inches. The maximum height associated with the water storage tank was not provided on the project plans.

The exterior walls of the additions and new structures would have the following setbacks: (1) single family additions: 9 feet from the south, front property line, and over 100 feet from the north rear, west side and east side property lines; (2) detached accessory structure (office/guest house) additions: 75 feet from the south, front property line; 16 feet from the east, side property line; and over 100 feet from the north, rear and west side property lines; (3) detached accessory structure (greenhouse): 36 feet from the south, front property line; 48 feet, 6 inches from the north, rear property line; and over 100 feet from the north, rear and east side property lines; (4) detached accessory structure (studio): 68 feet from the south, front property line, 39 feet from the east, side property line; and over 100 feet from the north, rear and west, side property lines; (5) detached accessory structure (carport): 31 feet, 8 inches from the south front property line; 91 feet from the east side property line; and over 100 feet from north rear and west side property lines; and (5) water storage tank: over 100 feet from the south front, north rear and west side property lines. Distance of the water storage tank to the east side property line was not discernible from the project plans. Various site improvements would also be entailed in the proposed development, including the construction of a swimming pool and hot tub
