Project Description

The applicant requests requesting Coastal Permit and Design Review approval to construct a new 3,123 square foot residence and a 750 square foot accessory dwelling unit on a vacant lot in Point Reyes Station. The 3,873 square feet of proposed development would result in a floor area ratio of 8 percent on the 34,758 square foot lot. The proposed residence would reach a maximum height of 25 feet above surrounding grade and the exterior walls would have the following setbacks: 46 feet from the northeastern front property line; more than 100 feet from the southeastern side property line; 22 feet from the northwestern side property line; 25 feet from the southwestern rear property line.

The accessory dwelling unit would reach a maximum height of 15 feet above surrounding grade and the exterior walls would have the following setbacks: more than 100 feet from the northeastern front property line; more than 100 feet from the southeastern side property line; 18 feet from the northwestern side property line; 29 feet from the southwestern rear property line. Various site improvements would also be entailed in the proposed development, including a new driveway and septic system.

Coastal Permit approval is required because the project is within the Coastal Zone. Design Review approval is required per Condition of Approval 8f of the bar-Or Subdivision.
