Project Description

The applicant is requesting Coastal Permit and Design Review approval to construct a new 1,192 square foot accessory structure on a developed lot in Point Reyes Station. The 1,192 square feet of proposed development would result in an overall floor area ratio of 4.2 percent on the 1.89-acre lot.

The proposed building would reach a maximum height of 15 feet above surrounding grade and the exterior walls would have the following setbacks: 10 feet from the eastern front property line; 10 feet from the northern side property line; 200 feet, 9 inches from the southern side property line; 249 feet from the western rear property line.

Various site improvements would also be entailed in the proposed development, including the installation of a new septic system. The proposed septic system would have the following setbacks: approximately 145 feet from the eastern front property line; more than 160 feet from the northern side property line; less than 10 feet from the southern side property line; more than 40 feet from the western rear property line.

Coastal Permit approval is required pursuant to Marin County Code Section 22.56.055I because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to Marin County Code Section 22.82I because the project site is located in a planned zoning district.
