Project Description

The project applicant, Sean Kennings, on behalf of the property owner, Amalfi West LLC, is proposing to reconstruct and add 497 square feet of additions onto the existing 671 square-foot single-family residence at 18135 Highway 1 in Marshall. The residence is proposed to have a height of 19 feet 3 inches from grade and is proposed to be located 39 feet from the northeasterly front property line, 7 feet 3 inches from the southeasterly property line, 16 feet from the northwesterly side property line, and over 100 feet from the mean high-water line to the southwest. The project proposal includes removal of a mature cypress tree, demolition of the existing 96 square-foot accessory structure (identified as a studio), installation of a 5,000-gallon water storage tank (12-foot diameter and 7.25 feet tall) located approximately 4.5 feet from the northeasterly front property line, and construction of a new driveway and 2 parking spaces to serve the residence. Drainage would be accommodated by the installation of two dry wells on either side of the residence, and grading is proposed to be balanced onsite. Water would continue to be provided by an existing well, and sewage disposal would be provided by the Marshall Community Wastewater System.

The proposed development would result in a floor area of 1,168 square feet, which would result in a floor area ratio of 4.9 percent of the 23,736-square foot lot.

Coastal Permit approval is required pursuant to Section 22.56.055 of the Interim Marin County Code because the project is located in a Coastal zoning district. Design Review approval is required pursuant to Chapter 22.82 of the Interim Marin County Code because the project site is located in a planned zoning district.
