The applicant requests Coastal Permit and Design Review approval to relocate, elevate and construct a new 497 square feet addition onto an existing residence in Marshall. The existing building area is 677 square feet and the existing floor area is 671 square feet. The proposed development would result in a building area of 1,174 square feet and a floor area of 1,168 square feet. Therefore, the project would result in a floor area ratio of 4.9 percent of the 23,736-square foot lot. The proposed building would reach a maximum height of 19.25 feet above surrounding grade and would have the following setbacks from the exterior walls: 40 feet from the northern front property line; 11 feet 9 inches from the eastern side property line; 12 feet 4 inches from the western side property line; and more than 100 feet from the southern rear property line. Various site improvements would also be entailed in the proposed development, including a new deck, 5,000-gallon water storage tank, and improvements to the existing gravel driveway.
Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.055i because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to interim Marin County Code Section 22.82i because the project site is located in a planned zoning district.
