The applicant requests Coastal Permit Amendment and Design Review Amendment approval for 1,300 square feet of additional floor area to the understory of an existing single family residence in unincorporated Inverness. The existing building area and floor area is 1,300 square feet. The proposed development would result in a building area and floor area of 2,600 square feet. Therefore, the proposed development would result in a floor area ratio of 0.06 percent on the 43,560 square foot lot. The proposed development would have a maximum height of 12 feet above grade and would have the following setbacks: 30 feet from the northern front property line, 66 feet from the eastern side property line, greater than 100 feet from the southern rear property line, 57 feet from the western side property line.
Coastal Permit Amendment and Design Review Amendment approval is required because the conversion of floor area of the understory of the residence is subject to additional review; instated by the pervious Coastal Permit and Design Review for the subject property, project ID 2012-0391.
