The applicant requests Costal Permit, and Design Review approval to legalize an 1,182 square foot detached accessory dwelling unit on a developed lot in Marshall. Additionally, Coastal Permit approval is required for a new septic system. The 1,182 square foot of accessory structure in combination with the existing 1,040 square foot residence would result in a floor area ratio of 3 percent on the 59,150 square foot lot. The accessory structure is 12 feet above surrounding grade and has the following setbacks: approximately 25 feet from the northern property line, approximately 46 feet from the eastern property line, approximately 72 feet from the southern property line, and more than 100 feet from the western property line.Coastal Permit approval is required because the project is within the Coastal Zone.
