The applicant requests Design Review approval to demolish an existing, single-family residence and construct a new 3,575-square-foot, single-family residence and two detached accessory structures (garages) totaling 2,878 square feet on a developed lot in Tiburon. The 6,543 square feet of proposed development would result in a floor area ratio of 14.36-percent on the 41,818 square foot lot. The proposed residence would reach a maximum height of 27.43 feet above surrounding grade and the exterior walls of the residence would have the following setbacks: 21 feet from the west front property line; 84 feet from the west side property line; and 10 feet from the east rear property line. Distance of the structure from the east side property line was not discernible from the project plans.
Design Review approval is required because the project involves improvements otherwise not exempt from the requirement to obtain Design Review approval (Marin County Development Code Section (22.42.020(A)).
