The applicant is seeking Design Review approval to construct 400 square feet addition to an existing 2,401-square-foot single-family residence in Tiburon. The 400 square feet of proposed development would result in a floor area ratio (FAR) of 34.9 percent on the 8,003 square foot lot where a maximum of 30 percent is permitted. The proposed addition would reach a maximum height of 28 feet five inches above surrounding grade and the exterior walls would have the following setbacks: 9 feet from the western front property line; 6 feet six inches from the northern side property line; 39 feet from the southern side property line; and 6 feet from the eastern rear property line. The proposed addition will be converted to an Accessory Dwelling Unit (ADU), which will be reviewed with this application but will be approved under a separate ministerial permit.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.B because construction of the proposed project would result in more than 3,500 square feet of floor area in the R2 Zoning District.
