The applicant requests Design Review approval to construct a partial second story addition of 866 square feet to an existing 2,126-square-foot, one-story single-family residence in the community of Tiburon. The 866 square feet of proposed second-story addition would result in a floor area ratio (FAR) of 27.42 percent on the 12,702 square foot lot. The proposed second-story addition would reach a maximum height of 24 feet above surrounding grade and the exterior walls would have the following setbacks: 41 feet nine inches from the east front property line; 14 feet five inches from the south side property line; 13 feet four inches from the north side property line; and over 75 feet from the west rear property line. Various site improvements would also be entailed in the proposed development, including a deck that is six feet eight inches above grade, site grading, and landscaping.
Design Review approval is required pursuant to Marin County Code Section 22.42.020 because the proposed project would occur on a site located in a Planned District and entails physical improvements otherwise not exempt under Section 22.42.025.
