The applicant requests Design Review approval to construct a new 8,027 square foot house and a new 512 square foot detached accessory structure on a vacant lot in Tiburon. The development project would consist of 8,539 square-feet of total building area and 7,999 square-feet of total floor area, which would result in a floor area ratio of 0.2 percent on the 323,000 square-foot lot.

The proposed residence would reach a maximum height of 30 feet above surrounding grade and would have the following setbacks from the exterior walls: 99 feet from the southwestern front property line; 53 feet from the northwestern side property line; 55 feet from the south eastern side property line; more than 100 feet from the northeastern rear property line. The proposed detached accessory structure would be 15 feet in height and would have the following setbacks from the exterior walls: more than 100 feet from the southwestern front property line; more than 100 feet from the northwestern side property line; 22 feet 4 inches from the south eastern side property line; more than 100 feet from the northeastern rear property line. Various site improvements would also be entailed in the proposed development, including a driveway, fire truck turnaround, pool and patio areas.
