The applicant requests Design Review approval to construct a new 7,940 square foot house and a new 534 square foot accessory dwelling unit on a vacant lot in Tiburon. The development project would consist of 8,474 square-feet of total building area and 7,934 square-feet of total floor area, which would result in a floor area ratio of 0.6 percent on the 139,828 square-foot lot.

The proposed residence would reach a maximum height of 35 feet above surrounding grade and would have the following setbacks from the exterior walls: 41 feet 6 inches from the western front property line; 51 feet 10 inches from the northern side property line; more than 100 feet from the southern side property line; more than 100 feet from the eastern rear property line. The proposed accessory dwelling unit would be 13 feet in height and would have the following setbacks from the exterior walls: more than 100 feet from the western front property line; 90 feet from the northern side property line; more than 100 feet from the southern side property line; more than 100 feet from the eastern rear property line. Various site improvements would also be entailed in the proposed development, including a driveway, fire truck turnaround, pool and patio areas.
