The applicant requests Design Review approval to demolish an existing, 1,944-square-foot, single-family residence and construct a new 6,438-square foot single-family residence on a developed lot in Tiburon. The 6,978 square feet of proposed development would result in a floor area ratio of 4.81-percent on the 133,729-square foot, dry-portion of the lot. The proposed building would reach a maximum height of 27 feet above surrounding grade and the exterior walls would maintain the following setbacks: 36 feet from the west, side property line, 90 feet, 9 inches from the east, side property line and over 100 feet from the south, front and north, rear property lines. Various site improvements would also be entailed in the proposed development, including the construction of retaining walls, a driveway, swimming pool and the decommissioning of an existing septic system. The applicant has applied to merge four lots into one lot under a separate merger application.
Design Review approval is required because the project involves the construction of a new residence in a planned district, pursuant to Marin County Development Code Section 22.42.020(A).
