Project Description

On January 28, 2022, the Planning Division approved Design Review P3373 allowing for the new second story addition on a developed lot in Tiburon. The building was approved to reach a maximum height of 21 feet 5 inches above surrounding grade and the exterior walls would have the following setbacks: 22 feet from the western front property line; 30 feet from the northern side property line; 8 feet from the southern side property line; 65 feet from the mean high tide line along the eastern rear property line.

The applicant is proposing to amend the previous Design Review application to relocated and increase the size of the second story addition. The 732 square feet of proposed development would result in a floor area ratio of 30 percent on the 12,150 square foot lot. The proposed addition would reach a maximum height of 21 feet 5 inches above surrounding grade and the exterior walls would have the following setbacks: 23 feet 10 inches from the western front property line; 22 feet from the northern side property line; 15 feet 5 inches from the southern side property line; 47 feet from the mean high tide line along the eastern rear property line.

Design Review approval is required because the project is located within a Planned Zoning District as outlined in Section 22.42.020 of the Marin County Code.
