The applicant intends to construct a new detached accessory dwelling unit on a developed lot, and requests Design Review approval to construct a new detached two-story 1,180 square foot accessory dwelling unit with an attached 540 square foot garage in Tiburon. The proposed development would consist of 5,216 square-feet of total building area and 4,426 square-feet of total floor area including the existing primary dwelling on-site, which would result in a floor area ratio of 13.1 percent on the 33,780 square-foot lot. The accessory dwelling unit would reach a maximum height of 29 feet and 1 inch above existing grade and the exterior walls would have the following setbacks: 39 feet 5 inches from the western front property line; greater than 100 feet from the northern side property line; 17 feet 3.5 inches from the southern side property line; and 244 feet 5.5 inches from the southern rear property line.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the property is located within a Planned Zoning District. Accessory Dwelling Unit approval is required pursuant to Marin County Code Section 22.56.020.
