Project Description

The applicant is proposing to construct an interior remodel with a 70 square-foot addition on a developed lot in unincorporated Mill Valley. The proposed development would result in 2,744 square-feet of total building area and 2,356 square-feet of total floor area, and a floor area ratio of 32.1 percent on the 7,335 square-foot lot. The residence would have the following setbacks: 53 feet from the west front property line; 11 feet from the north side property line; 7 feet from the southwestern side property line; and 32 feet from the east rear property line.

Pursuant to Section 22.42.025G., Design Review approval is required for proposed deck greater than 5 feet high above grade. In addition, pursuant to 22.30.060, Design Review approval is required for a floor area ratio that exceeds 30 percent.
