The applicant proposes to construct an interior remodel with a 70-square foot addition to a single-family residence on a developed lot in unincorporated Mill Valley. The proposed development would result in 2,744 square-feet of total building area and 2,356 square-feet of total floor area, and a floor area ratio of 32.1 percent on the 7,335 square-foot lot. In addition, a new 270 square foot wood deck, 42 square foot patio and stairs are proposed at the rear of the house. The deck is elevated 8 feet 2.5 inches to 11 feet 11 inches from grade. The proposed deck would have the following exterior setbacks: 12 feet 3 inches from the north side property line; 34 feet 3 inches feet from the south side property line; and 22 feet from the east rear property line.
Minor Design Review is required for Pursuant to Section 22.42.025G., for a proposed deck greater than 5 feet high above grade, and a variance is normally required unless it qualifies for an exemption under Chapter 22.54.040 of the Marin County Development Code.
