The applicant requests Variance approval to raise an existing roof by 2 feet, of which approximately 152 square feet of the roof eaves would be located in a required front setback on a developed lot in Mill Valley. The 152 square feet of proposed development would not result in a change to the existing floor area ratio of 27.7-percent on the 7,500 square foot lot. The proposed roof would reach a maximum height of 28.5 feet above surrounding grade and the would have the following setbacks: 8.5 feet from the north front property line; 92 feet from the south rear property line; 8 feet from the east side property line; and 5 feet from the west side property line.
Variance approval is required because the project involves the construction of improvements within a required setback pursuant to Marin County Development Code Section 22.54.020.
