The applicant is requesting Variance approval to alter the height of the existing roof that is located in the front yard setback on an existing single-family residence in Mill Valley. The roof height would increase approximately 9 feet in height and is 29 feet at its tallest point. The structure would maintain its existing setbacks from existing property lines: 12 feet 6 inches from the northern front property line; 7 feet 6 inches from the eastern side property line; 14 feet from the western side property line; and more than 100 feet from the southern rear property line. Variance approval is required because the project encroaches into the front yard setback.
