The applicant requests Design Review approval to construct a 1,475 square-foot five-car bay addition to an existing automotive service garage structure in Mill Valley. The proposed development would consist of a 1,475 square-foot addition to an existing 3,186 square-foot commercial building for a total building area of 4,661 square-feet of total floor area, which would result in a floor area ratio of 35 percent on the 13,312 square-foot lot. The commercial structure would reach a maximum height of 15 feet above existing grade and the exterior walls would have the following setbacks: 30 feet from the western front property line of existing building to remain on-site; 18 feet from the northern side property line; 3 feet from the southern side property line; and 21 feet from the eastern rear property line.
The project also includes the following site improvements: 1) Addition of one accessible parking space with a no parking zone space adjacent to the north property line; 2) Creation of a four-foot wide pedestrian path from the accessible parking space to the office lobby; 3) Installation of new landscaping including a Flowering Maple, Acacia, and Everiloo Carex added to the planter box at street frontage and added to pots in front of the lobby office; and 4) Provide two three-car park racks to the rear of the new addition.
Design Review approval is required for non-residential structures and other physical improvements in the CP Zoning District.
