Project Description

The applicant requests Design Review approval to amend the David & Eva K. Selig Trust Et al Minor Design Review (P3430) originally approved on February 7, 2022. The proposed amendments entail the construction a 48 square foot square foot addition to the main level of the residence and the 167 square foot expansion of a main level deck on a developed lot in Mill Valley. The 215 square feet of proposed development –of which 48 square feet would be considered floor area – would result in a floor area ratio of 28 percent on the 10,519 square foot lot. The proposed main level addition would reach a maximum height of 21 feet above surrounding grade and would have the following setbacks: 63 feet, 4 inches from the southern front property line; 17 feet, 1 inch from the western side property line; 62 feet, 5 ½ inches from the eastern side property line; 47 feet, 1 ½ from the northern rear property line. The proposed main level deck expansion would reach a maximum height of 12 feet above surrounding grade and would have the following setbacks: 49 feet from the southern front property line; 43 feet, 6 inches from the western side property line; 6 feet, 11 inches from the eastern side property line; 54 feet, 5 inches from the northern rear property line. Various site improvements would also be entailed in the proposed development, including new doors, new windows, new siding, new roof, and interior remodel.

The David & Eva K. Selig Trust Et al Minor Design Review (P3430) approved the construction of a 140 square foot addition and an attached 231 square foot deck to the existing 2,635 square foot single-family dwelling. The proposed amendments entail modifications to the approved deck and an new addition in another area of the main level of the residence.

Design Review amendment approval is required because the project is a substantial modification of what was approved in the previous Design Review.
