Project Description

The applicant requests Design Review approval to construct a 167-square-foot addition to an existing 4,539-square-foot, two-story duplex on a developed lot in Mill Valley. The approximately 167 square feet of proposed addition would be achieved by enclosing an existing second floor decks and would result in a floor area ratio of 78-percent on the 6,500-square-foot lot. The proposed addition would reach a maximum height of 29 feet five inches above the surrounding grade. The exterior walls of the additions would have the following setbacks: 20 feet from the east front property line; 13 feet from the north side property line; 37 feet from the south side property line; and over 50 feet from the rear property lines. The project includes the following proposed improvements: raising the roof height above the proposed enclosures and interior remodel.

Design Review is required under Marin County Code Section 22.42.020(B) because the project entails cumulative additions on a lot that would contain more than 3,500 square feet of floor area with the proposed development.
