Project Description

The applicant requests Design Review approval to construct a total of 594 square feet of additions to an existing residence located in an unincorporated area of Mill Valley. The 594 square feet of the proposed development would result in a floor area ratio of 16 percent on the 23,000 square foot lot. The proposed development would reach a maximum height of 24 feet above the surrounding grade and the exterior walls would have the following setbacks: 34 feet, 1 inch from the southern front property line; 20 feet, 1 inch from the western side property line; 23 feet from the eastern side property line and; more than 100 feet from the northern rear property line (69 feet, 6 inches from the flood control easement). Various site improvements would also be entailed in the proposed development, including new outdoor decking and lighting.

Design Review approval is required pursuant to Section 22.42.020.B of the Marin County Development Code because the proposed development would contain more than 3,500 square feet of floor area.
