Project Description

The applicant is requesting Accessory Dwelling Unit (ADU) approval for the conversion of an existing 1,094 square-foot single-family dwelling into an accessory dwelling unit on a developed lot in Mill Valley. The conversion of the existing home into an accessory dwelling unit would result in total floor area of 3,434 square feet and a floor area ratio six percent on the 56,550 square-foot lot. The floor area includes a proposed 2,344 square-foot single-family dwelling pending the review and approval of a building permit. There are no proposed changes to the existing height of 21 feet, 1 inches from surrounding grade nor are there proposed changes to the following setbacks of the existing building: 23 feet from the western front property line; 26 feet, 1 3/8th inches from the northern side property line; 115, 3 7/8th inches feet from the southern side property line; over 300 feet from the eastern rear property line.

Accessory Dwelling Unit Permit is required pursuant to Marin County Code Section 22.42.020 because the proposed project would convert an existing single-family residence to an ADU.
