The applicant is requesting Design Review approval to construct a 363 square foot square addition to an existing 1,639 square foot home in Mill Valley. Overall, the proposed development would result in a floor area ratio of 21 percent on the 9,498 square foot lot. The proposed addition would reach a maximum height of 12 feet above surrounding grade and the exterior walls would have the following setbacks: 21 feet, 1 inch from the eastern front property line; 16 feet, 4 inches from the northern side property line; 44 feet from the western rear property line.
Design Review approval is required because the project located in at planned district as outlined in Section 22.42.020.A of the Marin County Code.
